For years, the empty mall at the corner of two of the most desirable suburbs in Birmingham was the question every Homewood and Mountain Brook buyer asked about. In 2026, it finally has visible answers. The Williams Group at Keller Williams Realty works with buyers and sellers across both cities, and this page collects what has been approved, what has been announced and what is still unknown, with dates, so you can tell the difference.
What is Brookwood Village and where is it?
Brookwood Village opened in the early 1970s as Brookwood Mall. The property covers about 57 acres between Shades Mountain and Shades Creek, positioned between U.S. 280 and U.S. 31, and it straddles three jurisdictions: the City of Homewood, the City of Mountain Brook and unincorporated Jefferson County. Its anchors left one by one. Belk closed in January 2018, Macy’s closed in January 2022 and the mall closed to the public that same month. Five Guys, the last remaining tenant, closed in late 2024.
Birmingham-based Fairway Investments and Atlanta-based Pope and Land Real Estate bought the property in August 2021.
What has actually been approved at Brookwood Village?
The lots were split. In November 2024, the Homewood Planning Commission approved plans to divide the site into separate lots, the step that allowed parts of the mall to be sold and redeveloped separately.
Andrews Sports Medicine in the former Belk. On April 28, 2025, the Homewood City Council unanimously approved converting the roughly 135,000-square-foot former Belk into an Andrews Sports Medicine and Orthopaedic Center facility. An amended plan went to a public hearing on Nov. 24, 2025, adding medical office space, expanded retail and parking and a temporary adjacent road closure during construction. ABC 33/40 reported the developer as HPIV Birmingham LLC, linked to healthcare real estate firm Hammes Partners, with Andrews leasing the building for 20 years. Local reports describe about 18 operating rooms.
Demolition. Demolition of portions of the mall began in March 2026. The owners said the work would not affect nearby businesses.
A second sale. On April 15-16, 2026, the owners announced the sale of about 40,000 square feet, running from the Andrews section through the old food court, to Creekside Brookwood LLC, which plans to renovate it into office and retail space.

What will the rest of Brookwood Village become?
That is the part still being written. In February 2026, Fairway COO and Executive Vice President Sims Garrison told WBRC the goal is to turn the inward-facing mall inside out and open it to the outdoors with green space, creating a place where people stay rather than shop and leave. The company pointed to Birkdale Village in the Charlotte area and Avalon in the Atlanta area as inspiration, and said it expected to release official redevelopment plans in fall 2026, followed by a public comment period.
As of this update, we have not seen that full plan made public. Until it is, treat any specific number of apartments, homes, stores or restaurants you hear as unconfirmed. We will update this page when the plan is filed.
Who gets to approve the Brookwood Village plan?
Both cities. In December 2024, the City of Homewood announced an agreement with Mountain Brook to work together on redevelopment plans for the mall property. Homewood contains just over 50 percent of the property, Mountain Brook about 40 percent and Jefferson County close to 10 percent, which is not part of the agreement. The agreement excludes the Target store and the office buildings and focuses on the mall property itself. In practice, that means the zoning hearings that decide density, building heights, traffic improvements and green space will involve both city councils.
Homewood also changed how it is governed while all this was happening. The city now runs under a council-manager form of government with a five-member council, which we covered in our post on the Homewood city manager and FY2027 budget.
What could Brookwood Village mean for nearby home values?
Nobody can promise a price effect, and we will not. What we can say is what buyers in this area weigh. A long-vacant mall is a visible question mark, and a finished, walkable district with dining and green space is the kind of amenity buyers in Homewood and Mountain Brook already pay for near Edgewood, SoHo and Crestline Village. A medical building with operating rooms brings daytime traffic and jobs rather than evening crowds. And construction on this scale takes years, so homeowners near the site should expect a long middle stage.
Two practical checks for buyers near the site. First, confirm which city a home is in, because Homewood and Mountain Brook have separate city school systems, taxes and services, and the city line runs close to the property. Second, because the site sits near Shades Creek, check the flood zone for any home you are considering. Our Alabama flood zone and insurance guide explains how to read the FEMA maps.
