What Is Everlee in Hoover? A Buyer Guide to Hoover Largest New Community

QUICK SUMMARY

Everlee is an 833-acre master-planned community on Alabama 150 in Hoover, between Ross Bridge and Lake Cyrus, developed primarily by Signature Homes. Hoover approved the rezoning in 2021 for up to 2,344 homes plus a commercial district, and the first neighborhoods opened in 2022 under a ten-year build-out plan. As of September 2026 four neighborhoods are selling, with builder-published prices running from about 240,000 dollars for active-adult condos at Lofts at Primrose up to roughly 910,000 dollars at Sage Park. What exactly is Everlee?

Everlee is a master-planned community built on land that was annexed into the City of Hoover from unincorporated Jefferson County. The Hoover Planning and Zoning Commission recommended the rezoning in March 2021, clearing the way for up to 2,344 residential units and 250,000 square feet or more of commercial space on 833 acres between Ross Bridge and Lake Cyrus. Signature Homes is the primary residential developer, working alongside Marbury Properties and CCN Asset Management on the commercial side.

The original approval laid the property out in four parts: a Village Center of roughly 156 acres with up to 600 single-family homes; a Town Center of about 142 acres closest to Alabama 150, holding up to 444 residential units and the commercial core; a planned residential area of about 278 acres with up to 1,000 single-family detached homes; and roughly 257 acres left largely natural, including a park along Shades Creek.

Signature describes Everlee as a ten-year project established in 2022 and designed to hold buyers at different stages of life in one community – townhomes and cottages at the entry end, larger single-family homes, and a dedicated active-adult section.

What is selling at Everlee right now, and at what prices?

As of September 2026, Signature Homes lists four Everlee neighborhoods as actively selling. These are the builder’s own published starting ranges and they move with the market and with inventory, so treat them as a snapshot rather than a price list.

Lofts at Primrose – active-adult condominiums, published range roughly 240,000 to 325,000 dollars.

Cottages at Everlee – published range roughly 328,000 to 440,000 dollars.

Primrose at Everlee – the active-adult single-family section, published range roughly 434,000 to 700,000 dollars.

Sage Park at Everlee – the largest homes currently offered, published range roughly 438,000 to 910,000 dollars.

Two of those neighborhoods, Lofts at Primrose and Primrose at Everlee, are age-restricted active-adult housing. The 2021 approval contemplated roughly 600 of the community’s units carrying that restriction. If you are shopping the 55-and-older sections, confirm the exact occupancy rules in that neighborhood’s documents before you write anything – the restrictions are specific and they are enforced.

What amenities does Everlee actually have?

The centerpiece is The Square, which Signature describes as a 15 million dollar dual-wing amenity building – one wing for homeowners of all ages, one tailored to the active-adult neighborhoods. Between them the building holds fitness centers, golf simulators, game and party rooms, a bar, work-from-home office space, a demonstration kitchen, a cafe and a putting green on the active-adult side.

Outside, the plans call for a resort-style pool, pickleball courts, outdoor fitness areas, firepit gathering space and walking trails. The trail piece is the one locals tend to underrate: the property has roughly 3,400 feet of frontage along Shades Creek, and the approved plan preserves that corridor as park land with trail access, with the long-term possibility of connecting toward other trails in the area.

What should a buyer understand before touring Everlee?

1. Jurisdiction. Everlee is inside the City of Hoover and inside Jefferson County. Hoover spans two counties, and the county you land in affects taxes and some services. We explain the difference in Hoover: Jefferson County versus Shelby County.

2. Representation. The agent in a builder model home works for the builder. That is normal and it is not a criticism – but it does mean the person walking you through options is not representing your interests in the negotiation. Bring your own agent to the first visit, because most builders require that registration to happen up front.

3. Build-out is ongoing. A ten-year master plan means some of what you are shown is built and some of it is planned. Ask specifically what is complete, what is under contract, and what is still subject to future approvals.

4. Access and traffic. The approved plan put the main entrance on Alabama 150 with a developer-funded traffic signal, plus a second access point to the west. The connector toward the Glasscott sector of Ross Bridge was approved as a gated service road for municipal vehicles rather than general traffic, with a 500-foot undisturbed buffer between the two communities.

5. Schools. Everlee is in the Hoover city school system, and the developer agreed to donate 25 prepared acres for a future school site, with additional acreage available if the system later needs it. Attendance zones are set by the school system and can change – verify the current zone for any specific address directly with Hoover City Schools.

6. Closing costs still apply. New construction does not exempt you from them. See our Alabama buyer closing costs breakdown.

CHECK THE BUILDER LICENSE

Everlee homes are built by professional builders, but on any new home it takes two minutes to confirm the builder is licensed with the Alabama Home Builders Licensure Board. Here is how to check a home builder license in Alabama and why it matters for the state Recovery Fund.

A local perspective from The Williams Group

The Williams Group at Keller Williams Realty works the Hoover market from our Birmingham office, and the most useful thing we can tell a buyer about Everlee is what it is competing with. Hoover is not short of new development right now – Stadium Trace Village is in its third phase, and the I-459 corridor work is reshaping how people move through the city. Everlee is the biggest of these by land area, but biggest is not the same as best fit.

Where we see it work well is for two groups at opposite ends: buyers who want new construction with real amenities and do not want to wait for a second-hand house to come up in an established Hoover neighborhood, and active adults who want to stay in Hoover while moving into something smaller and lower-maintenance. Where we see buyers get frustrated is when they expected an established neighborhood and arrived to find construction traffic and phases still being graded – which is simply what year four of a ten-year plan looks like.

Frequently asked questions

Where is Everlee located in Hoover?

Everlee sits on 833 acres off Alabama 150 in Hoover, between the Ross Bridge and Lake Cyrus communities, in Jefferson County. The mailing zip code is 35244.

Who is building Everlee?

Signature Homes is the primary residential builder. The original 2021 rezoning was brought forward by Signature Homes together with Marbury Properties and CCN Asset Management, which own the Town Center portion.

How many homes will Everlee have when it is finished?

The Hoover approval allows up to 2,344 residential units across the property, along with a commercial district at the entrance. Build-out is planned over roughly ten years from the community’s 2022 start.

Does Everlee have a 55-and-older section?

Yes. Lofts at Primrose and Primrose at Everlee are marketed as active-adult neighborhoods, and the original approval contemplated about 600 age-restricted units community-wide. Confirm the specific occupancy requirements in the governing documents for any neighborhood you are considering.

Is Everlee connected to Ross Bridge?

There is a connector road to Ross Bridge, but under the approved plan it functions as a gated service road for municipal vehicles such as police, fire, school buses and sanitation rather than as a public through street, with a 500-foot undisturbed buffer between Everlee and the Glasscott sector.

Should I bring my own agent to a new construction community?

Yes, and register on your first visit. Builder representatives work for the builder. Having your own agent costs you nothing at the model home door and gives you someone reviewing the contract, the allowances and the timeline on your behalf.
