What Is New in Hoover This September? 475 Apartments Near Hoover, Bluff Park’s New Shake Shop and Three Closings on John Hawkins Parkway

QUICK SUMMARY

As of September 2026, Hoover’s business news is a mix of small openings and one big housing number. The Park Nutrition opened in Bluff Park, Urban Planet opened its first Alabama store at the Riverchase Galleria, and Inverness Country Club finished a multi-million-dollar racquet complex with six new pickleball courts. The biggest item for home buyers is Colina Hillside, a 475-unit apartment community just completed in unincorporated Jefferson County next to Hoover. Coming soon: Dogtopia on U.S. 280 and Churro Station near Chace Lake. Closing: Jake’s Soul Food Cafe, Applebee’s and Krystal.

The Williams Group at Keller Williams Realty follows Hoover’s openings and closings each month because they tell you where the city is growing and where it is settling. Here is the September 2026 list, sourced from the Hoover Sun, with our read on what each item means for people buying or selling a home here. Last month’s list is here, and the August roundup is here.

What just opened in Hoover?

The Park Nutrition, 585 Shades Crest Road (Bluff Park). A protein shake and energy tea shop in the old Wild Roast Cafe space near Bluff Park Diner. Bluff Park is one of Hoover’s oldest neighborhoods, up on Shades Mountain with mid-century homes, big lots and a small-town main street feel along Shades Crest Road. A new local hangout on that strip is exactly what buyers who choose Bluff Park are looking for.

Urban Planet, Riverchase Galleria. The Canadian fashion chain, affiliated with Charlotte Russe, took the former Forever 21 space for its first Alabama store. Every new anchor-sized tenant at the Galleria matters for the Riverchase and U.S. 31 corridor, which has been waiting on the mall’s next chapter. Pair this with the HomeSense-anchored redevelopment in Riverchase and the area is clearly attracting retail investment again.

Inverness Country Club racquet complex, 1 Country Club Drive. A fully renovated racquet clubhouse, six new pickleball courts, updated locker rooms and a bigger patio, celebrated August 13. Inverness sits on the U.S. 280 side of Hoover, and club amenities like this are a real factor for buyers comparing Inverness, Greystone and Meadow Brook.

Colina Hillside, 1121 Colina Street. Dobbins Group and Capstone Building Corp. completed this 475-unit apartment community with one-, two- and three-bedroom units in four- and five-story buildings, two saltwater pools, a fitness center, co-working space and garages. It is in unincorporated Jefferson County next to Hoover. More on why this matters below.

What is coming soon to Hoover?

Dogtopia, 5361 U.S. 280 (Bazaar 280). Dog daycare, boarding and spa, run by the same local owners as the Birmingham and Homewood locations. No opening date yet. Pet services follow young professionals and families, which tracks with who is buying along 280.

Churro Station, 4730 Chace Circle, Suite 108. Alabama’s first churreria is coming back this fall after closing at The Summit in February, landing next to Ashley Mac’s Kitchen and Five Guys in the Chace Lake area off U.S. 31.

What closed in Hoover?

Three restaurants on or near John Hawkins Parkway closed this summer: Jake’s Soul Food Cafe (3075 John Hawkins Parkway, after 10 years and more than a million meals), Applebee’s (2933 John Hawkins Parkway, next to Saltgrass) and Krystal (1576 Montgomery Highway). Three closings in one corridor sounds worse than it is. The same stretch of Highway 150 gained Zad Mediterranean, a new pharmacy and clinic and Copper Star Coffee in August, and Stadium Trace Village’s third phase is bringing more. Restaurant turnover on a busy retail road is normal; empty storefronts that stay empty are the thing to watch, and so far these spaces are in high-traffic centers that tend to re-lease.

Why do 475 new apartments matter if I am buying a house in Hoover?

Colina Hillside is the largest single housing addition in this month’s news, and it affects buyers and sellers in two ways.

For renters deciding whether to buy: a new luxury community with pools, cabanas and co-working space will price at the top of the Hoover rental market. When you compare that rent to a mortgage on a $300,000 to $375,000 home, which is where the Jefferson and Shelby County middle sale prices sat in July 2026 according to our Greater Birmingham market report, buying often wins over a five-year horizon. Our rent vs. buy in Alabama article walks through the math.

For sellers of nearby homes: new apartments rarely hurt single-family values in Hoover. Well-amenitized rentals bring in the exact people who buy a starter home two or three years later, often within the same few zip codes. What they do change is competition for tenants, so if you own a rental house near Hoover, expect to compete on price and condition against brand-new units for a while.

One more item worth a homeowner’s attention: fortified roofs

Hoover-based Apex Roofing and Restoration (4601 Southlake Parkway) just installed its 1,500th FORTIFIED roof, which the company says makes it the largest installer of that standard in the country. FORTIFIED is a building standard from the Insurance Institute for Business and Home Safety that strengthens how a roof is attached and sealed. It started as a Gulf Coast hurricane program, but it matters in Central Alabama too: Alabama law requires insurers to offer premium discounts on homes with a FORTIFIED roof. If your roof is due for replacement, ask your roofer about FORTIFIED and your insurance agent about the discount before you sign. Our Alabama homeowners insurance guide has more on what drives premiums here.

A local perspective from The Williams Group

Hoover is really several markets stitched together, and this month’s news shows it. Bluff Park buyers want walkable, established and a little quirky, and a shake shop next to the diner fits. The U.S. 280 side, from Inverness out to Greystone, is about amenities and commute, and a pickleball complex is a legitimate selling point there. The Highway 150 and John Hawkins corridor is the fastest-changing part of the city, with new construction at Stadium Trace and Trace Crossings, new medical and retail, and a steady churn of restaurants. And the Riverchase and Galleria area is the comeback story, where every new tenant helps.

Our Greater Birmingham team lives and works in these neighborhoods, and we are glad to tell you frankly which ones fit your budget and commute. Prices across the metro have held steady this year, homes are still selling in a couple of weeks when they are priced right, and the arrival of nearly 500 new rental units next door is one more reason we expect a steady flow of first-time buyers into Hoover over the next few years.
