Northport vs. Tuscaloosa: Which Should You Buy In?

QUICK SUMMARY

In Tuscaloosa County, the biggest measurable difference between the two cities is the tax bill and the school system, not the price per square foot. As of 2026 a home inside Tuscaloosa city limits is taxed at 51.5 mills and a home inside Northport at 38.5 mills, so a $300,000 house runs roughly $1,545 a year in Tuscaloosa versus about $1,155 in Northport before the homestead exemption. Sales tax is the same 10% in both. Tuscaloosa city addresses are served by Tuscaloosa City Schools; Northport addresses are served by the Tuscaloosa County school system.

People relocating here hear Tuscaloosa and Northport used almost interchangeably. They are two separate cities with separate councils, separate tax rates, separate school systems and very different growth stories, sitting on opposite banks of the Black Warrior River. If you are choosing between them, here is what actually differs. Last updated: September 2026.

Key takeaways

1. Taxes are the clearest gap. 51.5 mills in Tuscaloosa, 38.5 in Northport, 27 in the unincorporated county. Schools drive most of it.

2. Sales tax is a wash. Both cities levy 3%, for a 10% combined rate with state and county.

3. Different school systems. City limits decide which system serves the address, and the line is not always where people assume.

4. Northport is where the new rooftops are going. The Hwy 43 and Hwy 69 North corridors carry most of the county new construction pipeline.

5. Bridges, not miles. The two cities are minutes apart, but two river crossings carry almost all the traffic, and that shapes the commute more than distance does.

What is the real difference in property taxes?

Alabama assesses owner-occupied homes at 10% of market value, then applies the millage for the parcel jurisdiction. Using the Tuscaloosa County Tax Assessor millage chart, a $300,000 owner-occupied home works out to roughly $1,545 a year in Tuscaloosa, $1,155 in Northport, and $810 in the unincorporated county, before the homestead exemption is applied. The single largest component of the gap is school millage: Tuscaloosa City Schools collect 15.5 mills, while the county school districts collect 4.5.

That is real money over a 30 year hold, but it is not free money. The higher Tuscaloosa rate funds a city school system, a larger municipal services footprint and the city capital program. Our full breakdown, with the by-jurisdiction chart, is in Tuscaloosa vs Northport property tax rates, and the exemption rules are in Alabama property taxes and the homestead exemption.

One thing that is not a differentiator: sales tax. Both cities levy a 3% city rate, putting the combined state, county and city rate at 10% in each. If someone tells you it is cheaper to shop on one side of the river, that is not why.

Which school system serves each city?

Addresses inside the Tuscaloosa city limits are served by Tuscaloosa City Schools. Addresses in Northport and in the unincorporated parts of the county are served by the Tuscaloosa County school system. Both systems publish their own attendance zones, and those zones are the authority, not the mailing address.

This matters more than buyers expect because the city limits are irregular. There are Tuscaloosa mailing addresses that sit outside the city limits and Northport-adjacent parcels that are unincorporated. If the system assignment is part of your decision, verify the zone with the district for the exact parcel before you go under contract. We can pull the parcel jurisdiction for you, but the district is the one that confirms the zone.

How different is the commute?

Geographically, very little. Functionally, it depends on a bridge. Almost all traffic between the two cities crosses the Black Warrior River on either the McFarland Boulevard (US-82) bridge or the Hugh Thomas bridge on Lurleen Wallace Boulevard. When one is slow, the other absorbs it, and both feel it on football Saturdays.

From most of Northport, the University of Alabama campus and DCH Regional Medical Center are a short drive outside of peak times. From north Northport along Hwy 43, add time. If one member of the household works at the university, the hospital or downtown and the other works toward the Mercedes plant in Vance or the Brookwood and Coaling corridor, sit down with a map before you pick a side. Gameday is its own category, and we cover it in our gameday navigation guide.

What kind of housing does each city have?

Tuscaloosa. The widest range in the county. Historic homes in the older in-town neighborhoods, dense student-oriented rental and condo product near campus in 35401 and 35405, established family neighborhoods east toward 35406, and the largest share of the county condo inventory.

Northport. Skews newer and more owner-occupied. Established neighborhoods near downtown Northport, then a broad band of newer subdivisions north along Hwy 43 and out Hwy 69 North, plus the county acreage and Lake Tuscaloosa frontage that sits beyond the city limits.

What is being built in Northport right now?

More than in any other part of the county, which is the single biggest reason the two cities feel different to a buyer today. Northport has been working through a set of large projects: the Northport Shore development on the riverfront, the long-running Townes at North Lake master-planned community, and commercial rezoning along Highway 69 North. The city also raised its permit fees in 2026, which affects anyone building or adding on.

The practical read for a buyer: if you like the idea of a newer house on a newer street and you are comfortable living next to construction for a few years, Northport has the inventory. If you would rather buy into a neighborhood that is already finished, Tuscaloosa has more of that.

Is one better for University of Alabama families?

For parents buying a condo or house for a student, Tuscaloosa is usually the answer for simple reasons of distance and product type. The inventory built for that purpose sits near campus, and the walkable and shuttle-served options are on the Tuscaloosa side. Our Complete Guide for UA student parents covers how that math works, and the rush week condo guide covers the timing.

For faculty, staff and hospital families buying a primary residence, Northport competes well: lower millage, more new construction, and a drive that is reasonable outside of peak hours. Plenty of university employees live on each side.

The Williams Group perspective

The Williams Group at Keller Williams Realty has its West Alabama office at 4412 Highway 69 North in Northport and works both cities every week, so we do not have a side in this. What we tell buyers is that the choice usually comes down to three questions, in this order: which school system do you need, what is your real commute on a Tuesday rather than a Saturday, and do you want a finished neighborhood or a new one.

The tax difference is worth knowing, but in our experience it is rarely the deciding factor on its own. The gap on a $300,000 home is roughly $32 a month before homestead. That can matter on a tight approval, and it is worth building into the payment when you compare two houses that look identical on price. It is not, by itself, a reason to buy a house you like less.

Frequently asked questions

Is Northport cheaper than Tuscaloosa?

On taxes, yes. Northport is taxed at 38.5 mills versus 51.5 in Tuscaloosa, a difference of about $390 a year on a $300,000 home before the homestead exemption. On purchase price, it depends entirely on the neighborhood and the product type, not on which city it is in.

Is Northport part of Tuscaloosa?

No. Northport is its own incorporated city with its own mayor, council, police and fire departments and tax rates. It sits in Tuscaloosa County on the west bank of the Black Warrior River, directly across from the city of Tuscaloosa.

Which one is closer to Lake Tuscaloosa?

Northport. The lake sits north of the city, and most of the waterfront and near-lake acreage is reached from the Northport side, though much of it lies outside the Northport city limits in the unincorporated county at 27 mills.

If I buy outside both city limits, what do I give up?

You get the lowest millage at 27 mills, but you are on county services rather than city services. That can mean different trash, fire response and permitting arrangements, and in many areas well and septic rather than city water and sewer.

How do I find out which city a house is actually in?

The parcel record controls it, not the mailing address. Ask your agent to pull the jurisdiction from the county parcel data, or check with the city directly. We do this routinely before clients write an offer.
