QUICK SUMMARY
The short answer: $500,000 buys a typical three-bedroom home in Hoover or Vestavia Hills, a below-median three-bedroom in Homewood, and is a stretch budget in Mountain Brook. Over the 12 months ending August 2026, Greater Alabama MLS closings put the median three-bedroom sale at about $420,000 in Hoover, $490,000 in Vestavia Hills, $540,000 in Homewood and $835,000 in Mountain Brook. Where you shop inside each city matters as much as the city, and at this price the yearly property tax bill runs from roughly $3,300 to $5,400 depending on the city.
KEY TAKEAWAYS
1. Hoover gives a $500,000 budget the most room: about $80,000 above the city’s median three-bedroom sale, with the lowest property taxes of the four. 2. In Vestavia Hills, $500,000 is right at the citywide three-bedroom median; the Vestavia Hills West and Cahaba Heights zones are where it goes furthest. 3. In Homewood, $500,000 sits under the three-bedroom median; the Hall-Kent zone (about $420,000 for a three-bedroom) is the realistic fit. 4. Mountain Brook’s median three-bedroom sold for about $835,000, so $500,000 is a stretch there. 5. Homes in all four cities had median days on market of five or fewer and sold at roughly full list price, so be pre-approved before you tour.
“What will my budget buy?” is the first real question most buyers ask when they start looking Over the Mountain. This guide from The Williams Group at Keller Williams Realty answers it for one common budget, $500,000, using a full year of closed sales from the Greater Alabama MLS rather than list prices or national estimates. If you are comparing with West Alabama, see our companion piece on what $300,000 or $400,000 buys in Tuscaloosa County.

What does $500,000 buy in Hoover?
Hoover is where $500,000 goes furthest of these four cities. It clears the citywide three-bedroom median (about $420,000) with room to spare, though it falls short of the typical four-bedroom sale (about $605,000).
Spain Park High School zone: the three-bedroom median was about $390,000, so $500,000 is a comfortable three-bedroom budget. Four-bedroom homes sold for a median of about $625,000. This zone also sold a little slower, with a median of 13 days on market.
Hoover High School zone: the three-bedroom median was about $440,000 with a median of just three days on market.

Our comparison of Hoover’s Jefferson and Shelby County sides explains the differences, and the Hoover community guide covers neighborhoods. For what the city is spending next year, see Hoover’s 2027 budget.

Edgewood zone: three-bedroom homes had a median of about $640,000, and homes sold at about 101.8% of list price with an 11-day average on market, the fastest sub-market in our pull.

Is $500,000 enough for Mountain Brook?
Usually not for a typical house. Mountain Brook’s median sale over the year was about $1.06 million, and the median three-bedroom sold for about $835,000. At $500,000 you are well below what most homes there sold for, and you would also carry the highest property tax rate in Alabama (109 mills), or about $5,400 a year at this price. Buyers who want to be close to Mountain Brook’s villages often compare Homewood and the Cahaba Heights side of Vestavia Hills. The Mountain Brook community guide and our look at Mountain Brook’s 2027 budget explain why taxes run higher there.
How fast do you need to move at $500,000?
Fast. Median days on market were five in Hoover and Vestavia Hills, four in Homewood and three in Mountain Brook, and homes in Homewood and Vestavia Hills sold at slightly over list price on average. That leaves little time to arrange financing after you find the right house. Get a full mortgage pre-approval first, and run the monthly payment with our Alabama affordability guide. Rates matter here too: our October 2026 Greater Birmingham market report notes mortgage rates moved above 7% in late September.

Local TWG perspective
When buyers come to The Williams Group at Keller Williams Realty with a $500,000 budget for the Birmingham suburbs, the conversation is rarely about one city. It is about trading among three things: bedroom count, the specific attendance zone and the yearly tax bill. The same budget that is comfortable for a three-bedroom in Hoover’s Spain Park zone or Vestavia Hills West is tight in most of Homewood, and the difference in property tax between Hoover’s Shelby County side and Mountain Brook is more than $2,000 a year at this price. We start every search by narrowing to two or three zones, then set expectations from what has actually closed there. Relocating buyers can get the bigger picture, including commutes and utilities, in Moving to Hoover and Moving to Birmingham.
